When a commercial electric bill arrives in July or August, the first reaction is usually the same:


"It must be the heat."


Certainly, Houston summers put tremendous demand on air conditioning systems. But if your utility costs have increased more than expected, the weather may only be part of the story.


Commercial buildings often become less energy-efficient gradually, making it difficult to notice until the monthly bill arrives.


One common factor is HVAC performance. As equipment ages, it may still cool the building effectively while using more energy to do the same job. Dirty coils, clogged filters, worn components, or controls that need adjustment can all increase operating costs without causing an obvious breakdown.


The building itself also plays a role.


A roof that absorbs more heat than it once did, aging insulation, deteriorated sealants around windows and doors, or air leaks around loading docks and entrances can all allow conditioned air to escape while forcing HVAC equipment to work harder.


Occupancy patterns matter as well. A building that is more fully occupied than it was a year ago, has added equipment, or operates for longer hours will naturally consume more electricity. Sometimes the increase reflects how the building is being used rather than a problem with the building itself.


Water can even affect energy costs. Excess humidity caused by roof leaks, plumbing leaks, or moisture intrusion forces air conditioning systems to remove additional moisture from the air—a process that requires more energy than many owners realize.


Before assuming that higher utility bills are simply the cost of another Texas summer, it's worth asking a few questions:


  • Has the building's operating schedule changed?

  • Is the HVAC system receiving regular maintenance?

  • Are there areas that feel warmer than others?

  • Have doors, windows, or roof components begun showing signs of wear?

  • Is the increase seasonal—or is it becoming a year-to-year trend?


The answers often reveal opportunities to reduce operating costs before they become long-term expenses.


Every commercial building costs money to operate. Understanding *why* those costs are changing is one of the best ways to protect your investment. Sometimes the most valuable savings don't come from using less electricity—they come from identifying the building conditions that are quietly driving your utility bills higher.
